APPLICATION PROCESS/SCREENING CRITERIA:
Thank you for applying with Southeast Texas Property Management, for your housing needs. To best serve you, we feel you must be aware of and fully understand our application policies and procedures.
We are committed to equal housing, and we fully comply with the Federal Fair Housing Act and the Fair Credit Reporting Act.
We do not discriminate against persons because of race, color, religion, sex, handicap, familial status, national origin, age, sexual orientation, or gender identity.
** Prospective renters or a designated representative must conduct a physical inspection of the property before submitting an application. The designated representative should be a person other than the showing agent. **
Please have the following items ready before applying:
- Last Two Addresses and Landlord Information
- Employer and Previous Employer: Name, Contact, Start Date, Salary
- Emergency Contact Information
- Valid Government Issued ID & Social Security Card
- Proof of Income - Pay Stubs, Bank Statements, Etc
- $55 NON-REFUNDABLE Application Fee
All individuals aged 18 or above who will be residing in the property are required to complete an application and pay a non-refundable application fee of $55. Anyone under the age of 18 that will be residing in the property must be listed on the application as a dependent.
Leases will begin within 14 days of application approval, date the deposit was paid, or availability date, whichever is later.
The application does NOT hold the property. Anyone is still able to view the property, apply, or submit a deposit to hold the property. It takes 3-5 business days to process the application and once completed, we will contact you with the status.
When you pay the deposit, it only holds the property for TWO WEEKS! Once your application is approved your deposit is non-refundable if you decide not to move in or do not move in by the commencement date. If you provide false information, you will forfeit your deposit and be denied. IF YOU CHOOSE NOT TO MOVE IN ONCE A DEPOSIT HAS BEEN PAID AND YOU ARE APPROVED, YOU WILL FORFEIT THE SECURITY DEPOSIT. NO EXCEPTIONS.
NOTE: Any required application Admin Fees are Non-Refundable. Any required additional Security Deposit becomes a part of your security deposit and is refundable according to the terms of your lease agreement.
APPLICATION APPROVAL REQUIREMENTS:
- Identification - Each applicant is required to provide a copy of a Government-Issued Photo I.D. and Social Security Card
- The applicant(s) has a gross combined monthly income that is 3 times the monthly rent for at the least the last 6 months verifiable through- employer, pay stubs, tax returns, and/or bank statements. Applicant(s) are required to have stable, verifiable employment for at least the past 3 years.
Applicant(s) are required to have stable, verifiable employment for at least the past 3 years. - The applicant has a positive rental history – 3 years of good rental history. Housing references must be verifiable; family members and friends are not acceptable references.
- The applicant has demonstrated financial responsibility as seen on a credit report.
- Criminal, Sex Offense, and Terrorist Database Check- We check criminal, sex offense, and terrorist databases for all occupants over the age of 18.
If you have a felony conviction within the last 7 years, your application may be denied. - Risk Mitigation Admin Fee Applicants who do not meet our standard qualification criteria, such as having a lower credit score, limited rental history, or a higher debt-to-income ratio, may be required to pay a $300 Risk Mitigation Fee. This non-refundable fee helps offset the increased financial risk associated with approving applicants who may not fully meet our rental requirements.
REASONS FOR DENIAL OF APPLICATIONS:
- If your income is less than 3 times the rent amount.
- If you have an unpaid collection filed against you by a Property Management Company.
- If an unlawful detainer action or eviction has been filed against you.
- If you owe a balance to a utility company.
- If you have recently received a 3-day notice to vacate.
- If we are unable to verify your income or rental history.
- If your previous landlord(s) would be unwilling to rent to you again for reason pertaining to your behavior or that of any family member, guest, or any animal on the property during your tenancy.
- Applicant requests re-wording or removing any paragraphs in the lease agreement.
CRITERIA FOR PETS:
To ensure a fair and consistent pet approval process, we require all applicants with pets, service animals, or emotional support animals to complete a pet profile through Pet Screening. This service helps us assess pet-related risks, verify assistance animal documentation, and provide a standardized screening process for all residents. Pet Screening also helps us determine pet fees, deposits, and any applicable pet rent based on the pet’s profile. This process allows us to maintain a pet-friendly community while ensuring the safety and well-being of all residents.
The fee for a pet profile is $30 if paid with a debit/credit card and $25 if paid via ACH. There is no fee for a service animal or emotional support pet. This fee is charged by PetScreening and is not charged by Southeast Texas Property Management.

RESIDENT BENEFITS PACKAGE
The Southeast Texas Property Management Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $50/month, payable with rent. This amount is already included in the total advertised rental amount of the property you are applying for.
Your RBP may include, subject to property mechanicals or other limitations:
- HVAC air filter delivery directly to your door approximately every 60 days
- Move-in concierge service that includes a one call set up your utility services, cable, and internet services
- A resident rewards program that helps you earn rewards for paying your rent on time
- Credit building to help boost your credit score with timely rent payments
- $1M Identity Protection for all adult leaseholders
- On-Demand Pest Control that includes an innovative pest control service that provides an effective, reactive, and targeted approach to pest control
- 24/7 online maintenance reporting
- Home buying assistance for when the time is right to buy your “forever” home
- Online portal that includes access to your account, documents, communication and payment options
- Vetted vendor network: we find the technicians who are reputable, licensed, and insured
Liability Insurance Requirements and Options:
The Landlord requires Tenant to obtain liability coverage of at least $100,000 in property damage and personal liability from an A- rated carrier and to maintain such coverage throughout the entire term of the lease agreement. Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request.
To satisfy the insurance requirement, Tenant may either (1) be automatically enrolled into the Landlord or Property Manager’s Master Policy that satisfies the coverage requirements as part of the RBP; or (2) obtain alternative liability coverage from an insurer of Tenant’s choice that meets the requirements set by the Landlord herein. The option Tenant chooses shall not affect whether Tenant’s lease application is approved or the terms of Tenant’s Lease. Tenant’s election shall be determined by the actions of the Tenant as provided below:
ption 1: Master Policy (Automatic Enrollment) – If the Tenant does not provide evidence of the required insurance coverage by the Lease commencement date, Tenant has elected to be automatically enrolled into an insurance policy as part of the RBP. Coverage will begin on the effective date of Tenant’s lease and continue throughout the term of the Lease. The monthly premium for the elected insurance policy is $11.95. Please refer to the evidence of insurance that is supplied by Southeast Texas Property Management for additional coverage details.
Option 2: Tenant Policy (Policy Verification Required) - Tenant has elected to find, purchase, and maintain Tenant’s policy that satisfies the Landlord’s coverage requirements. Tenant must provide evidence of the required insurance coverage by the Lease commencement date. The RBP Fee will be adjusted accordingly. Visit http://insurance.residentforms.com/ and follow the instructions listed there to provide evidence of the required insurance coverage to your Landlord.
Please be sure that your policy meets the following criteria prior to submitting:

It is Tenant’s sole responsibility to timely pay premiums directly to the Tenant’s insurance provider to avoid cancellation of coverage. If the policy is canceled or lapses at any time during the term of the Lease, Tenant shall be subject to a lease violation fee of $25 and agrees to be subsequently enrolled into the policy referenced in Option 1 above.
Consent to Receive SMS Messages: Tenant consents to receive SMS messages (including text messages), and telephone calls (including prerecorded and artificial voice and autodialed) from the Landlord and the RBP Providers at the specific number(s) provided to the Landlord, with service-related information, account information or questions, and/or marketing information. The Tenant represents that the Tenant is permitted to receive calls and text messages at the telephone number provided to the Landlord by the Tenant. Standard message and data rates may apply. SMS messaging services may be modified from time to time, for any reason, and without notice, including the right to terminate SMS messaging with or without notice, without liability to the Tenant.
